</li><li>ii) The rezoning of Portion A of Erf 829, Portion B of Erf 974 and Erf 577 Schaapkraal from Agriculture Zone 1 and Rural Zone to Subdivisional Area Overlay Zone, in terms of Section 42(a) of the MPBL (2015); </li><li>iii) The consolidation of Portion A of Erf 829, Portion B of Erf 974 and Erf 577 to create the consolidated application areas, in terms of Section 42(f) of the MPBL (2015); </li><li>iv) The subdivision of the consolidated application area into 13 subdivided portions, and application to implement these subdivisions in phases, in terms of Sections 42(d) and 42(e) of the MPBL (2015); </li><li>v) The subdivision of the phased subdivision portions, in terms of Section 42(d) and 42(e) of the MPBL (2015) as follows:</li></ol><h4>Phase A</h4><ul><li>One Transport Zone (TR2) erf for public road purposes; </li><li>Two Community Zoning (CO1) erven for Community Use / Facility purposes.</li></ul><h4>Phase D:</h4><ul><li>One Transport Zone (TR2) erf for public road purposes;</li><li>238 Single Residential (SR1) erven;</li><li>One Local Business Zone (LB2) erf for local business purposes.</li></ul><h4>Phase E1:</h4><ul><li>One Transport Zone (TR2) erf for public road purposes;</li><li>108 Single Residential (SR1) erven.</li></ul><h4>Phase E2:</h4><ul><li>One Transport Zone (TR2) erf for public road purposes; </li><li>142 Single Residential (SR1) erven;</li><li>One Local Business Zone (LB2) erf for local business purposes.</li></ul><h4>Phase F:</h4><ul><li>Two Transport Zone (TR2) erven for public road purposes; </li><li>One Utility Zone (UT) erf for electrical substation purposes; </li><li>129 Single Residential (SR1) erven; </li><li>One Open Space Zone (OS2) erf for public open space purposes; </li><li>Three Community Zone (CO1) erven for community facility purposes, including one existing community hall, one proposed place of instruction (school) and one community facility.</li></ul><h4>Phase G:</h4><ul><li>One Utility Zone (UT) erf for electrical substation purposes; </li><li>One General Residential (GR2) erf for flats.</li></ul><h4>Phase H:</h4><ul><li>One Transport Zone 2 (TR2) erf for public road purposes; </li><li>One Utility Zone (UT) erf for engineering services (sewer pump station) purposes; </li><li>One Utility Zone (UT) erven for electrical substation purposes; </li><li>72 Single Residential (SR1) erven; </li><li>One General Residential (GR2) erf for flats.</li></ul><h4>Phase J:</h4><ul><li>One Transport Zone (TR2) erf for public road purposes; </li><li>One Open Space Zone (OS2) erf for public open space purposes; </li><li>48 Single Residential (SR1) erven; </li><li>One General Residential (GR2) erf for flats.</li></ul><h4>Phase K:</h4><ul><li>One Open Space Zone (OS3) erf for environmental conservation purposes.</li></ul><h4>Phase L:</h4><ul><li>One Transport Zone 2 (TR2) erf for public road purposes;</li><li>Two Utility Zone (UT) erven for engineering services purposes; </li><li>One Utility Zone (UT) erf for electrical substation purposes.</li></ul><h4>Phase M:</h4><ul><li>One Transport Zone (TR2) erf for public road purposes.</li></ul><ol><li>vi) Departure relating to the placement of windows and doors, to allow for a setback distance of 1m in lieu of 1,5 m from each boundary of the proposed (SR1) erven and a total minimum length of 2 m in lieu of 3 m, in terms of Section 42(b) the MPBL (2015); </li><li>vii) Departure to provide a reduced parking ratio of two bays per 100 m² in lieu of three bays per 100 m² for shops on the Local Business Zone (LB2) sites, and to provide 1.25 bays per residential unit on the General Residential properties in lieu of 1.5 bays, in terms of Section 42(b) of the MPBL (2015);
