class="sectHeading">​​​​​​​​​​Purpose of the application​​​​​​</h2><p>To permit residential development so as to give effect to the restitution of land rights relating to Protea Village as well as, inter alia, 3 clusters of larger residential properties and a group housing development.<br><br><strong>Rezoning</strong><br><br>Rezoning of Erven 242, 503 & 511 Bishopscourt to subdivisional area overlay zone as detailed below:</p><ul><li>Erf 242: Comprising 93 portions (86 portions to be zoned Single Residential Zone 1, 4 portions to be zoned Open Space Zone 2 and 3 portions to be zoned Transport Zone 2).</li><li>Erf 511: Comprising 5 portions to be zoned as follows: Portion 514 (General Residential Subzone GR1 to allow 22 townhouses, Portion 512 comprising 6 portions to be zoned Single Residential Zone 1, Portion 513 comprising 30 erven to be zoned Single Residential Zone 1 and Utility Zone, Portion 516 (Open Space Zone 2) and Portion 515 (Transport Zone 2).</li><li>Erf 503: Comprising 11 portions to be zoned Single Residential Zone 1, one of which is a private road.</li></ul><p>Rezoning of Remainder Erf 212 from Agricultural to Open Space Zone 2.<br><br><strong>Subdivision</strong></p><ul><li>Subdivision of Erf 242 into 93 portions including 86 residential erven having an average erf size of ± 300m2, </li><li>Subdivision of Erf 511 into 5 portions (Portion 512 ±5641m2, Portion 513 ± 17609m2, Portion 514 ±7418m2, Portion 515 ±906m2 and Portion 516 ±549m2).  </li><li>Subdivision of Erf 503 into 11 portions including 10 residential erven varying in size from ±1000m2 –±1010m2 and a private road.</li><li>Subdivision of Erf 513 into 30 portions including 28 residential erven varying in size from ±452m2 –±744m2, a private road and an electrical substation.</li><li>Subdivision of Portion 512 into 6 portions including 5 residential portions varying in size from ±1000m2 –±1093m2 and a private road.</li></ul><p><strong>Phasing</strong><br><br>Implementation of the subdivisions set out above in phases, as shown on the subdivision phasing plan.<br><br><strong>Street naming</strong><br><br>Section 136 of the MPBL: Council’s approval of street names as shown on the plan of subdivision: Marsh Rose Crescent, Restio Road, Arum Lily Crescent, Cape Saffron Close, Red Alder Close, Sagewood Close, Stinkwood Close, Wild Olive Close.<br><br><strong>Consent</strong><br><br>Consent in terms of Item 21(c) of the Development Management Scheme for a utility service (sewerage pump station) on portion of Portion 670 zoned Single Residential Zone 1.<br><br><strong>Deletion of title deed conditions</strong><br><br>To delete title deed conditions applicable to Erven 503 & 511 relating to erf sizes.<br><br><strong>Departures</strong><br><br>Departures from the provisions of Schedule 8 (S8/214) conditions 2 through to 6 pertaining to the maximum number of dwelling
