Alternatively, it can be viewed by clicking on the PDF attachment in the document downloads section below.</p></div><span> <h2 class="sectHeading">​​​​​​​​​​App​lication details​​​​​​​​</h2></span> <p>District office: <a href="http://resource.capetown.gov.za/documentcentre/Documents/Forms%2c%20notices%2c%20tariffs%20and%20lists/TDA%20DM%20-%20Contacts.pdf" target="_blank">Khayelitsha District</a><br>Application number: 1500145654<br> Applicant/owner details: Andre Roux on behalf of ARoux Town Planning / Shoprite Checkers (Pty) Ltd.<br> Description and physical address: 109b Inciba Street, Driftsands and 82 Topaz Road, Fairdale, Stellenbosch Road.<br> Submission period: 24 October - 24 November 2025</p><h2 class="sectHeading">​​​​​​​​​​Purpose of the application​​​​​​</h2><p>Applications in terms of Section 42 of the By-law:</p><ul> <li>42(l): Cancellation of consolidated diagram no 6100/2004 in respect of Portion 7 of Stellenbosch Farms 949, which includes Portion 6 of Farm 949. </li><li>42(d): The subdivision of Portion 6 of Stellenbosch Farm 949 into two portions (Portion 1 and a Remainder), zoned Agricultural zoning. *note, consent from the Minister of Land is required in terms of title deed. </li><li>42(f): The consolidation of proposed portion 1 of Farm 949/6 and Re Portion 6 of Stellenbosch Farm 451, zoned Agricultural zoning. </li><li>42(a): The rezoning of the consolidated property (Portion 1 of 949/6 and Re 451/6) from Agricultural Zoning to Subdivisional Area for business purposes. </li><li>42(d): The subdivision of the proposed consolidated property (Portion 1 of 949/6 and Re 451/6) into four portions, namely portions A & B (zoned Mixed Use 1), C (zoned Open Space Zoning 1) and D (splay; zoned Transport Zoning 2). </li><li>42(e): Implementation of the above subdivision in 2 phases (Portions A, B and D is Phase 1, and Portion C is Phase 2). </li><li>42(i): Approval of Site Development Plan in respect of proposed Portion A, with a retail GLA of 15 441 m² to accommodate a shopping centre.
