</li><li>Section 42(d) of the MPBL: The subdivision of Erf 3152 Crossroads (zoned Community (CO1)) into two portions (Portion 1 measuring 1046 m² and Remainder Erf 3152 measuring 1128 m²).
</li><li>Section 42(f) of the MPBL: The consolidation of the newly created Portion 1 and the following erven: Erf 3138 to Erf 3152, Erf 3183 to 3194 and Erf 3221, into a single consolidated property, measuring 4875.39 m².
</li><li>Section 42(a) of the MPBL: The rezoning of the above consolidated site from mixed zonings (Single Residential (SR2), Open Space (OS2) and Community (CO1)) to sub-divisional are overlay zone (comprising of Single Residential Zone (SR2) and Transport Zone (TR2) zonings)) in order to formalize the proposed residential development.
