Submission period: 23 August - 25 September 2024</p><h2 class="sectHeading">Purpose of the application</h2><p>Application is made in terms of section 42(a) of the MPBL, 2015 (as amended) for the Rezoning of Erf 30784, Khayelitsha from Single Residential (SR2) to General residential (GR2) to accommodate 15 residential unit/flats. </p><p>
Application is made in terms of section 42(b) of the MPBL, 2015 for the following Permanent Departures:
</p><ul><li>a) To permit the proposed development to be 1,0 m away from two street boundary lines (along both Nompemvana Crescent and Zama Road) in lieu of 4,5 m. </li><li>
b) To permit the proposed building to be 0,0 m away from the common boundary line (beyond the 18 m setback lines measured from the abutting streets) in lieu of 4,5 m. </li><li>
c) To permit five onsite parking bays in lieu of 23 bays. </li><li>
d) To permit a carriageway crossing 6 m from the nearest intersection in lieu of 10 m. </li><li>e) To permit a floor factor of 1,07 in lieu of 1,0 m.
