<p>In accordance with section 16.5 and 16.6 of the
<a href="http://resource.capetown.gov.za/documentcentre/Documents/Bylaws%20and%20policies/Management%20of%20Certain%20of%20the%20City%20of%20Cape%20Towns%20Immovable%20Property%20Policy%20-%20approved%20on%2026%20August%202010.pdf" target="_blank">Management of certain of the City of Cape Town’s Immovable Property Policy </a>(adopted by Council on 26 August 2010 C54/08/10) and Chapter 4 of the Municipal Asset Transfer Regulations (2008) we are considering the lease of the following City-owned property:</p>

<p>We plan to lease the property to
<strong>Pardus Fine Art </strong>or its successors-in-title for a workshop to create art and sculptures, as well as for storage purposes.</p><h4>Information statement<br></h4><ul><li><strong>Reason:</strong> the property is not required for the provision of a minimum level of basic municipal service; </li><li><strong>Expected benefit: </strong>the property is underutilised, surplus to Council’s requirements, no demand exist for same, and the lease will furthermore relief Council of a maintenance burden and generate funds for the City of Cape Town; </li><li><strong>Expected proceeds:</strong> that the City will receive a market-related rental of R79800.00 per month, excluding VAT and including rates, escalating at 7% per annum for a period of 10 years, the rental to be reviewed after five years, subject at any time to two months’ notice of termination. The rental is effective and payable as from 1 February 2026.</li><li><strong>Expected gain or loss: </strong>no loss will be incurred by the City arising from the granting of right. </li><li><strong>The proposed transaction includes a call for alternative proposals</strong>. The call for alternatives is not limited to a single bidder and should include the proposed rental, proposed use, etc: <br>The proposed use of the premises as a workshop to create art and sculptures, as well as for storage purposes <br>The use of the property will contribute to tourism development and support the creative industry in the area. <br> The proposed proposal aligns with the City’s strategic objectives to stimulate economic growth and a cultural enrichment. </li></ul><p>In terms of section 17 of the Local Government: Municipal Systems Act, Act 32 of 2000, you can submit comments to the municipality in respect of the proposed lease.<br></p><p>
