<a href="https://www.capetown.gov.za/Departments/Valuations%20Department">Valuations Department </a>will investigate. If a category change is necessary, your property will be included in the next
<a href="https://www.capetown.gov.za/work%20and%20business/commercial-properties/property-valuations/general-and-supplementary-valuations">Supplementary Valuation</a>. You will be informed in writing that your property has been included and of the outcome. </p></div></div><h2 class="sectHeading">Requirements for a property owned by a PBO</h2><p>Read the requirements below to find out if your property should be categorised as Property owned by a Public Benefit Organisations (PBO) and used for specified public benefit activity:</p><h4>For your property to be categorised as a PBO, the following is required:</h4><ol><li>The registered owner of the property must be a registered PBO; </li><li>The user (lessee) must be a
<a href="https://www.capetown.gov.za/work%20and%20business/doing-business-in-the-city/start-a-business/how-to-register-your-business">registered PBO</a>; and</li><li>Your property must be used for specified public benefit activities in accordance with items 1, 2 or 4, Part 1 of the 9th Schedule of the Income Tax Act, such as:<br> - Education and development<br> - Healthcare<br> - Welfare and humanitarian</li></ol><p> For more information, read our
<a href="https://resource.capetown.gov.za/documentcentre/Documents/Procedures%2c%20guidelines%20and%20regulations/GeneralAndSupplementaryValuationsFAQs.pdf" target="_blank">General and Supplementary Valuations and Property Rates FAQs</a>.</p><h2 class="sectHeading">Requirements for a property owned by a SHRA accredited Social Housing Institution / Other Delivery Agents<br></h2><p>Read the requirements below to find out if your property should be categorised as Property owned by a SHRA accredited Social Housing Institution/ Other Delivery Agents (ODA) and used for social housing:</p><p>Properties registered in the name of a SHRA-accredited Social Housing Institutions or accredited ODA’s must provide the residential property units on the property to house tenants whose gross monthly income is spread within the income bands range (R1 850 - R22 000 per month) determined by SHRA guidelines and regulations in order for the property to be categorised as such.</p><p>The Social Housing Institutions or ODA’s must apply to the Director: Revenue annually to remain in this property category.</p><h4>The following documentation from SHRA must be included in the annual application:</h4><ul><li>Company accreditation certificate; and </li><li>Letter confirming that the:
<br>a) Project is accredited and under regulation and evaluated on a quarterly basis;
<br>b) Property contains an appropriate income group spread.</li></ul><p>All documentatation must be emailed to<em>
