Informed by these studies, a Draft Development Concept is now available for public input. </p><p>The draft concept proposes a vibrant, mixed-use urban precinct that responds to the site's environmental constraints, transport links, and surrounding neighbourhood context. <em>All yields are indicative, based on a high-level concept. Final development rights will be determined through further studies, public participation inputs and the statutory Package of Plans process. </em></p><h4>Building Form </h4><p>The concept proposes a varied built form — lower-density terrace housing (2–3 storeys) adjacent to the existing residential fabric along Links Drive, transitioning to mid- and higher-density apartment blocks (4–8 storeys) towards the N2 and M5 freeways. This graduated approach protects neighbourhood character while supporting the densities required to sustain mixed-use viability. </p><h4>Green and Blue Infrastructure </h4><p>The Elsieskraal River corridor, wetlands, and existing mature trees form an integrated public open space network running through the site. The concept proposes partial decanalisation of the Elsieskraal River, rehabilitation of wetland habitats, and a connected system of parks, sports fields, and pedestrian routes accessible to the broader public.
