UNANIMOUSLY RESOLVED that:
a. The rezoning of erf 615, Mamre from Single Residential Zoning 1: Conventional Housing (SR1) to Local Business Zoning 2: Local Business (LB2) BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
b. The consent use to allow for a service station on erf 615, Mamre BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to add:
7.1.6 A condition shall be imposed stating that the SDP and building plan shall comply with the guidelines for building works in the Mamre Heritage Area
Amend Annexure A:
2.7 A dwarf wall not higher than 400mm shall be built along the street cadastral boundary
2.9 A revised SDP shall be submitted and must be approved by the authorized official prior to building plan submission which must include landscaping plan, edge treatment of the site, turning movements to be illustrated on the site and the swept path analysis to be shown on the layout to verify that there is adequate space for maneuvering of truck movements, and must show consistency with the Mamre Heritage guidelines in consultation with the Heritage officials.
2.12 Payment of development charges should be done prior to building plan approval
Add note: Prior to the erection of any signage on the property a signage application must be submitted for approval to the Regional Manager: Environmental and Heritage Management in terms of the City of Cape Town Outdoor Advertising and Signage By-Law 10518 of 2001
