Apply for a zoning extract<h2 class="sectHeading">​​​​​​​​​​What is a zoning extract?</h2> <span> <div class="notification with-heading dark-copy pink bg-light-grey"><div class="graphic with-border"> <i class="info toptip">​​​</i> </div><div class="desc"><h4>Top tip<br></h4><p> Our DAMS user manuals provide step-by-step assistance on a variety of online services. <a href="https://resource.capetown.gov.za/documentcentre/Documents/Procedures%2c%20guidelines%20and%20regulations/DAMS_User_Manual-Request_Zoning_Extract.pdf" target="_blank">Read or download the Request a Zoning Extract user manual</a>. </p></div></div></span> <p>A zoning extract or zoning certificate contains information relating to your property, such as:</p><ul><li>building lines, </li><li>coverage and floor area ratio (FAR), </li><li>height, </li><li>the existing zoning, and </li><li>what your property can legally be used for.</li></ul> <span> <div class="notification with-heading dark-copy pink bg-light-grey"><div class="graphic with-border"> <i class="info toptip">​​​</i> </div><div class="desc"><h4>Top tip</h4><p> The information on a zoning extract form can be confusing, consult a Town Planner if you are uncertain.</p></div></div></span> <p>You can also find out the zoning of your property using the <a href="https://www.capetown.gov.za/work%20and%20business/planning-portal/online-planning-and-building-resources/online-zoning-viewer">City’s Zoning Viewer</a>, however, zoning can only be officially verified by means of a zoning extract issued by the relevant <a href="https://resource.capetown.gov.za/documentcentre/Documents/Forms%2c%20notices%2c%20tariffs%20and%20lists/TDA%20DM%20-%20Contacts.pdf">District Office</a>.</p> <span> <h2 class="sectHeading">​​​​​​​​​​When do I need a zoning extract?​​​​​​​</h2></span> <p>​If you plan on developing or altering a property, you must ensure that the property is zoned correctly for what you intend to use it for. Any development or use of the property that does not comply with the existing zoning is considered illegal land use.</p><p>All properties within the geographic area of the City are part of our integrated zoning scheme and are subject to land use provisions in the <a href="https://www.capetown.gov.za/Work%20and%20business/Planning-portal/Regulations-and-legislations/The-city-of-cape-towns-development-management-scheme">Development Management Scheme</a>, which forms part of the <a href="https://www.capetown.gov.za/work%20and%20business/planning-portal/regulations-and-legislations/planning-by-law">Municipal Planning By-law</a>.</p> <span> <div class="notification with-heading dark-copy pink bg-light-grey"><div class="graphic with-border"> <i class="info note">​​​</i> </div><div class="desc"><h4>contravention notices</h4><p> You will be issued with a contravention notice if the City finds that you are using a property illegally. If you ignore the notice, you may be prosecuted and criminally charged. </p></div></div></span> <h2 class="sectHeading">Apply<br></h2><p>You must be registered for Development Management services on the e-Services portal to request a zoning extract. <br></p><p>Our useful <a href="https://resource.capetown.gov.za/documentcentre/Documents/Procedures%2c%20guidelines%20and%20regulations/DAMS_User_Manual-Request_Zoning_Extract.pdf" target="_blank">DAMS User Manual: Request for a Zoning Extract</a> will guide you through the process to follow. <br> </p><p> <strong>Step 1:</strong> <a href="https://www.capetown.gov.za/City-Connect/Register/eservices-and-municipal-accounts/Register-for-a-municipal-account">Register for e-Services</a> if you aren't registered already.</p><p> <strong>Step 2:</strong> Once registered, login to e-Services and activate the Development Management service option. Select the Land Use Management tile to view the service options available and select Request Zoning Extract under the ‘Paid services’ option, then follow the prompts to complete the necessary information. </p><p>This step replaces the need to complete the Zoning Extract Request form (LUM 12) <br></p><p> <strong>Step 3:</strong> Follow the prompts and complete the required information.
