It is recommended that the lease of a portion of erf 39975, Khayelitsha, situated at Steve Tshwete Road, Khayelitsha shown hatched and lettered ABCEDEFGH on the attached sketch; LIS 2413marked Annexure A, in extent approximately +-717m2 to The Gospel Church of Power in Life in RSA or their successors in title, BE APPROVED subject to inter alia the following, that:

A tariff rental of R1145 per annum including VAT calculated at the rate applicable at the time of transaction be payable. Rates not applicable;
The lease will endure for a period of 5 (five) years;
The rental will be adjusted annually in terms of the rental tariff structure as approved by Council;
The property be used for place of worship, instruction and ancillary use/s only asper the Development Management Scheme (DMS),purposes only;
No permanent structures except boundary wall/fencing will be permitted within the leased area.
Subject to such further conditions imposed by the Director; Property Management in terms of her delegated authority;
Subject to compliance with any other statutory requirements;
No compensation will be payable for any improvement made to the property
As part of the envisaged purpose, activities that will promote healthy and sustainable communities with a specific focus on social cohesion programmes for example ECD, care for the elderly, etc., shall be provided.
All outstanding accounts with the City of Cape Town must be settled;
