Subcouncil 6 SUPPORTED and NOTED the report and recommended to Council that the lease of City Land, being a portion of Erf 7490 Bellville, situated at the corner of Maree & Middel Streets, Kempenville, Bellville, shown hatched and lettered ABCDE, on Plan No 130009584v1 attached and marked Annexure A to the report, in extent approximately 584m², to Teketel Chufamo Doye or its successors in title, be approved subject to inter alia the following conditions;
a) A market rental of R 7300.00 per month excluding VAT and including rates
calculated at the rate applicable at the time of transaction be payable;
b) The monthly rental is to be adjusted on the basis of 6% per annum
compounded annually on a pro rata basis, commencing 6 months from date of
valuation i.e as from 2023-11-01;
c) The proposed lease term is for a period of 10 years and is to be reviewed
after a period of 5 years;
d) The set up costs is only applicable for the 1st five years of the lease period;
e) The property be used for parking and security purposes only;
f) No permanent structures are permitted;
g) No structures are to be erected over the existing sewer and water mains;
h) Access for maintenance and inspection must be granted at all times;
i) The area where the services are situated can be used for light gardening to
avoid any damages to the sewer line;
j) No compensation will be payable for any improvements made to the property. . |
