It is recommended that the leases listed in paragraph 6.1 situated on portions of Remainder of Stellenbosch Farm 794 situated at Paardevlei, De Beers Avenue Somerset West shown on the attached Plan marked “Annexure A”, with varying extents to the lessees listed in paragraph 6.1 or their successors- in-title, be approved subject to inter alia the following conditions:

  1. The below rentals are exclusive of all municipal services i.e. water and electricity.

b.)The proposed lease term would be for a period of ten (10) years. The rental is to be reviewed after a period of five (5) years.
 
c) Case 130001985 - SGS South Africa (Pty) Ltd, proposed lease terms is 3 years, and subject to the submission of an upgrade/maintenance schedule (estimated value of R190 000) is to form part of the conditions of the lease, and upgrade/maintenance scope of work to be completed within the 3-year period.)
 
d) The monthly rental is to escalate on the basis of 6% per annum and is effective and payable from the above-mentioned effective dates.
 
e) It is to be noted that the individual subject properties/lease areas have not been assessed for municipal rating purposes and monthly rates amounts have been estimated for the purpose of this rental exercise.
 
f) The property be used for industrial and commercial purposes only;
 
g) Subject to such further conditions to be imposed by the Director: Property Management in terms of her delegated authority;
 
h) Subject to compliance with any other statutory requirements;
 
i) No compensation will be payable for any improvement made to the property.
