Resolution detail
It is recommended that the lease of a portion of City owned land, being a portion of Erf 34119 Millnerton, situated at Bridle Way, Millnerton, shown hatched and lettered ABCD on the attached Plan No TA 1043v2 and marked Annexure A, in extent approximately 23m2 to Green Willows Properties 255 (Pty) Ltd, or its successors-in-title, be approved subject to inter alia the following conditions:

A market rental of R600,00 per month, excluding VAT, calculated at the rate applicable as the time of the transaction, be payable, Rates is included in the rental;

The monthly rental is to be adjusted on the basis of 6% per annum compounded annually on a pro rata basis commencing 6 months from date of valuation, i.e. as from 2021-10-01;

The lease will endure for a period of 10 years;

Rental must be reviewed after 5 years;

The property may be used for road access purpose only;

Uninterrupted access must remain to the City buildings situated on Erf 34119 Millerton and in particular by the City’s Electricity department to the substation situated on the property;

Subject to such further conditions to be imposed by the Director: Property Management in terms of her delegated authority;

Subject to compliance with any other statutory requirements;

No compensation will be payable for any improvement made to the property;

Uninterrupted access must remain to the 160 mm ? and sewer line situated on the property should maintenance or pipe replacement be required.
