RESOLVED that it is recommended that the lease of a portion of City owned land, being Erf 6344 Parow, situated between Bedford Road and Smith Street, Parow, as shown hatched and lettered ABCDEF on the Plan No TA 518v0 attached and marked Annexure A, in extent approximately 1,15 ha, to the Goeie Hoop Behuisingsmaatskappy (003-024 NPO) or its successors in title, be approved subject to inter alia the following conditions, that:
a) A tariff rental of R920,00 per annum excluding VAT calculated at the rate applicable at the time of transaction be payable;
b) The rental will be adjusted annually in terms of the rental tariff structure as approved by Council;
c) The lease will endure for a period of ten years;
d) The property be used only for the purpose of operating a senior centre, being Parow Senior Centre and Hernus Kriel old age home;
e) Subject to such further conditions to be imposed by the Director: Property Management in terms of her delegated authority;
f) Subject to compliance with any other statutory requirements;
g) No compensation will be payable for any improvement made to the property;
h) The tariff rental assumes that the Lessee will be responsible for all maintenance and repairs of the premises;
i) Subject to the submission of audited financial statements on a yearly basis to the City of Cape Town;
j) Sub-leases or any agreements must be submitted and approved by the City;
k) The valuation rating department must be notified that the subject property must be valued in order for rates to be levied, if applicable;
l) Subject to all Fire and Safety Regulations being complied with.
