				That Subcouncil SUPPORTS the proposed lease of portion erf 594056, Lindiphandle & Toto Biza streets, Khayelitsha to Thina Sidumisa Uyesu Ministries for a place of Worship. | 
		
		
			
				 It is recommended that the lease of portion of erf 59406 (herein referred to as the subject property) situated in Kuyasa, Khayelitsha shown hatched and lettered ABCDEF on the attached sketch: LIS 14690v0 marked Annexure A, in extent approximately 463 m2, to Thina Sidumisa Uyesu Ministries or their successors in title, be approved subject to inter alia the following conditions; that: 
				  
				
					- 
						A tariff rental of R920.00 per annum exclusive of VAT of 15% will be payable;
 
					- 
						The lease will endure for the period of (5) years;
 
					- 
						The rental will be adjusted annually in terms of the rental tariff structure as approved by Council;
 
					- 
						The property be used for religious purpose, place of instruction and ancillary use/s only as per the Development Management Scheme (DMS);
 
					- 
						Subject to such further conditions to be imposed by the Director; Property Management in terms of her delegation authority;
 
					- 
						Subject to compliance with any other statutory requirements;
 
					- 
						No compensation will be payable for any Improvement made to the property.
 
					- 
						All outstanding accounts with the City of Cape Town must be settled;
 
					- 
						As part of the envisage purpose, activities that will promote healthy and sustainable communities with a specific focus on social cohesion programmes for example ECD, care for the elder, etc. shall be provided.
