Resolution detail
A) That the rezoning of erven 3736-3738, Table View, from Single Residential Zoning 1: Conventional Housing (SR1) to General Residential Subzone GR2, BE REFUSED.
B) That the regulation departure from the 4.5m northern common building line to 2m on erven 3736-3738, Table View BE REFUSED for the following reasons:
1. There are 49 valid objections to the proposal.
2. In terms of section 36 of LUPO of 1985, the application is neither contextually appropriate nor desirable.
3. Its location and density cannot further support the IRT transport system in Table View, as it is already at oversubscribed and at capacity.
4. The proposed built form is not compatible with surrounding properties, as they are all single residential properties.
5. The proposed use will impact negatively on the surrounding properties by added traffic noise, congestion and volume in a currently quiet suburb placing homes in shade, and placing additional pressure on an already ageing infrastructure.
6. The latest amendments to the Municipal Spatial Development Framework indicate a reversal of the densification up the West Coast. The Municipal Spatial Development Framework emphasizes the need to densify close to the city and job opportunities.
