UNANIMOUSLY RESOLVED that:
a. The application for consent use in terms of Section 42(i) of the City of Cape Town Municipal Planning Amendment By-Law,2017 in order to permit the erection of freestanding cellular telecommunication base station on erf 1846, 3 Sayed Abdul Samad Road, Rocklands, Mitchells Plain, BE APPROVED, in terms of Section 98(b)(iii) of the City of Cape Town Municipal Planning Amendment By-Law,2015, subject to the conditions set out in the attached Annexure A.

b. The application for permanent departure to permit a setback of 0m in lieu of 5m along Wespoort Drive and Sheigh Yusuf Road, in terms of Section 42(b) of the City of Cape Town Municipal Planning Amendment By-Law,2017 in order to permit the erection of freestanding cellular telecommunication base station on erf 1846, 3 Sayed Abdul Samad Road, Rocklands, Mitchells Plain, BE APPROVED, in terms of Section 98(b)(iii) of the City of Cape Town Municipal Planning Amendment By-Law,2015, subject to the conditions set out in the attached Annexure A.

Condition 3.1 is amended as follows:

3.1a That building plans submitted in respect of the above development shall be generally in accordance with Drawing No: CRDS483 revision 3 dated 09/06/2107 sheet 1- 5 Erf 1846
3.1b that suitable landscaping be implemented around the perimeter fence to mitigate the visual impact at street level.

REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report, except reason 7.1.1 which is amended as follows:

7.1.1 The reduced height and cladded nature of the base station will blend in with the church building on site. As such, the visual impact is mitigated.
