UNANIMOUSLY RESOLVED that:
The application for City approval in terms of the Development Management Scheme and departures, as set out in Annexure A, on Erf 9233 Cape Town, BE APPROVED in terms of Section 98(b) of the City of Cape Town Municipal Planning By-Law 2015, subject to the conditions contained in Annexure A.

REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to amend reason 7.1.7 as follows:

The proposal will not have a materially negative impact on the heritage significance of the site or on the surrounding area provided that conditions are imposed in this regard

Amend Annexure A:
Development plan
2.1 The building (envelope and built form) shall be generally in accordance with the plans drawn by BBB Architects, Drawing PERT.01.100 & 111 C, 02.100-105 C, 03.100, 04.100-102; all dated 2018.01.22; all Revision B (as indicated in the attached Annexure C), to satisfaction of the Director: Development Management.


2.2 New condition:
The building façades and any pedestrian, parking and loading entrances to the building shall be to the satisfaction of the delegated official (Development Management), in consultation with the authorized official Development Management Directors Environmental and Heritage Management, Urban Design and TIA.

2.3 The west and eastern elevation contained in Annexure C1 shall be redesigned so that they present neutral backdrops to the Heritage buildings comprising The Centre of the Book and historic Long Street buildings contained within the Vredenberg crescent in terms of the Urban Design Policy Objective 9 to the satisfaction of the authorized officials, after consultation with Urban Design and Heritage

2.4 Prior to building plan approval, the building plan is to be referred to the Urban Design branch and Transport engineers for their input with respect to the interfaces on ground level, access to the building, etc.

Update numbering sequence accordingly.
