UNANIMOUSLY RESOLVED that:
a. The application for an amendment of the approved Site Development Plan for a portion of the existing Summervale Retirement Estate, to utilize a vacant residential property (erf 35315) within the estate as an access road to the propsed development on the adjoining remainder erf 5970 & 5070 BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law 2015, subject to the conditions contained in Annexure A hereto
b. The application for the rezoning of remainder erf 5970, corner of Lemoenboom Road and Dennehof Drive, Gordon’s Bay from Single Residential Zone 1 to General Residential Zone 2 for the development of 25 single storey retirement dwelling units BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law 2015, subject to the conditions contained in Annexure A hereto
c. The application for a permanent departure to relax the 4.5m common boundary building lines along the north western common boundary of Remainder erf 5970, corner of Lemoenboom Road and Dennehof Drive, Gordon’s Bay to 3m for the erection of the aforesaid dwelling units and that along the south western common boundary to 0m, for the erection of garages BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law 2015, subject to the conditions contained in Annexure A hereto
d. The application for consent to utilize Remainder erf 5970, corner of Lemoenboom Road and Dennehof Drive, Gordon’s Bay as an institution (home for the aged) BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law 2015, subject to the conditions contained in Annexure A hereto
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to add a new reason as follows:
7.10 The proposal provides for more affordable retirement accommodation options for the community that meet the SPLUMA and the desirability criteria
Amend Annexure A
1.1 An amendment of the approved Site Development Plan for a portion of the existing Summervale Retirement Estate to utilize a vacant residential property (erf 35315) within the estate as an access road to the proposed development on the adjoining remainder erf 5970 & 5070
2.1 That the development be undertaken substantially in accordance with Plan No. 5970GBY-SDP-01 TO 07 dated Nov ’19 and landscaping plan No.SXT-LP-0,REV.A, dated 15.08.2019 subject to the existing precast wall along the northern boundary be replaced by a similar style which is proposed in the rest of the development
