RESOLVED UNANIMOUSLY
That the application for Subdivision of Erf 4943, Eversdale, into Portion 1 (1 229m²) and a Remainder (1 159m²) BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, in accordance with the attached Annexure C and subject to the conditions contained in Annexure A.

2.2 That the mature trees on the property be retained.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the Planner’s report except reason 7.1 which is amended as follows and added additional reasons 7.5, 7.6 and 7.7
7.1. The proposed subdivision entails small-scale incremental densification in consideration of the principles/guidelines and criteria of the MSDF and the City of Cape Town Densification Policy.
7.5 In line with the prevalence of subdivisions below the NDP guideline of 2000m2 minimum erf sizes in the surrounding area, deviation from this guideline of the NDP is justified.
7.6 Deviation of this guideline is not detrimental to the character of the area.
7.7 Having regard to the applicant’s motivation and the report assessment the deviation from the Spatial Development Framework (NDP) is acceptable.
