RESOLVED UNANIMOUSLY

a. That the application for the rezoning, from Single Residential (SR1) to Community Zone 1 of Erf 15748 Parow BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to compliance with the conditions contained in Annexure A.

b. That the application for the consolidation of Erven 15747 and 15748 Parow BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 in accordance with Plan No 16017-001 drawn by A Roux Town Planning dated 2017-06-05, subject to compliance with the conditions contained in Annexure A.

c. That the application for permanent departures, as set out in Annexure A, for Erf 15748 Parow BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 in accordance with Plan No 114_C1002 drawn by Jacobs Parker Architecture dated 2017-05-19, subject to compliance with the conditions contained in Annexure A.

REASONS FOR DECISION:

The MPT APPROVED the application for the reasons set out in the Planner’s report

Amend Annexure A:

2.1.1 A revised SDP needs to be submitted for approval by the
authorized official, taking into account comments related to parking by the Senior Principle Officer TIA and Development Control Department prior to building plan approval or consolidation.

2.1.6 The use of a loudhailer and/or amplified sound system for the public call to prayer is prohibited.

2.2.2 That a parking management plan be submitted by the applicant to the satisfaction of the authorized official.

2.2.3 The following minimum infrastructure improvements, as set out in the submitted TIA, shall be undertaken to the satisfaction of the Manager: Transport Impact Assessment and Development Control and the Manager: Asset Management and Maintenance, at the cost of the owner:

Update numbering sequence accordingly.
