Resolution details

UNANIMOUSLY RESOLVED that:

a. The application for departures, as set out in Annexure A, on Erf 3736 Simon’s Town, IS APPROVED in terms of section 98(b) of the Municipal Planning By-Law, 2015.


REASONS FOR DECISION:

1. Approval of the application will not impact on the character of the area and the surrounding properties.
2. The scale of the proposal is moderate and is appropriate in the context of the steep slopes that necessitate retaining walls.
3. The height of the retaining walls is not excessive, and they will be spread across the site (i.e. from top to bottom), creating numerous platforms
4. Once a dwelling house is built on the property, some of the retaining walls will be screened by the building.
5. The proposal is not inconsistent with the Southern District Plan and Municipal Spatial Development Framework.
