How to object  

General information

The objection period for the Fifth Supplementary Valuation Roll (SV05) commenced on 20 March 2012 and ends on 26 April 2012.

Only properties valued in the SV05 are eligible for objection. You may object to any property valued on the SV05 Roll during the prescribed period, as long as you are able to support your objection. It is up to you, the objector, to prove that the market value assessment is wrong. Comparing the valuation to neighbouring valuations does not imply that the valuation is wrong.

Objection forms will only be available during an official objection period, and only for properties that were valued on the relevant valuation rolls. 

If your objection is that the property owner’s name or address is incorrect, this objection will be dealt with immediately.

The City will not consider the following types of objections: 

  • Incomplete objection forms 
  • Multiple objections per objection form 
  • Objections completed in bad faith 
  • Frivolous objections to unrelated issues 
  • Objections not submitted on the official objection form 
  • Late objections 
  • Objections to properties not appearing on the fifth supplementary valuation roll (SV05)

Objections to properties on the SV05 Roll must be lodged on the prescribed objection forms during the prescribed period – 20 March 2012 to 26 April 2012. No late objections will be accepted. A separate objection form must be submitted per property. 

Retrieve objection forms from website

If your property was not valued in the current Supplementary Valuation Roll, you will not be able to download an objection form. 

  • Go to ‘ Search the Valuation Roll’ and enter your property details 
  • Click on the ‘Property Reference’ 
  • If the property was valued in the SV04 Roll, the ’Objection Form’ button should display 
  • Click on ‘Objection Form’ to download the prescribed form

Submission of objections

Completed objection forms together with supporting documentation must be returned as follows: 

  • E-mail: valuationsobjection@capetown.gov.za 
  • Fax: 086 588 6042 
  • Post: The City of Cape Town, For Attention: The Objection Co-ordinator, P O Box 4522, Cape Town, 8000 (note that it is recommended that objections are posted via registered mail as the Valuation Office will not take responsibility for lost items) 
  • By hand at one of the inspection venues listed below:
